* LOW ENERGY LIGHT BULBS- Try to ensure as many of your fixed light fittings contain Low Energy bulbs. This will have a positive impact on your score.
* LOFT INSULATION- If we are unable to see if your loft is insulated either through lack of access or if it is boarded over, we will need to report your insulation as 'unknown', this could have a negative impact on your score. Please ensure that any documentation relating to insulation is available at the time of assessment.
* CAVITY WALL INSULATION- Similar to the loft insulation, if we are unable to see that your property has had cavity wall insulation due to the property being rendered after insulation, we will have to assume that it has none. Please ensure that documentary evidence is readily available at the time of assessment. This can have a substantial impact on the EPC rating.
* HOT WATER CYLINDER- If you have a hot water tank, make sure there is good insulation around it. Great insulation can make a significant difference to the EPC rating.
* DOUBLE GLAZING- If your double glazed windows were installed after 2002 and the date is not visible on the units, please have paperwork available to show the installation date. This can have a positive impact on the EPC.
* HEATING- We will need to report the exact make and model of your central heating boiler. If this information is not clearly visible on inspection, please ensure that documentation is available to validate this. This is likely to give a higher EPC score than the software default setting for the type of boiler
